Wyoming Ranch With Nearly 22,000 Square Feet of Living Space Heads to Auction

A Wyoming ranch with almost 22,000 square feet of living space on 17 acres is set to hit the auction block with no reserve later this month.

Dubbed WYO Manor, the property was listed in conjunction with the auction announcement, and is on the market for $24.5 million with Richard Lewis and Chopper Grassell of Live Jackson Hole at Compass. The online auction will be held on Sept. 30, according to Concierge Auctions, which is handling the sale. 

It’s “a truly stunning setting [with] more recreational activities than you can imagine,” Mr. Grassell said in a statement. The region offers fly-fishing, biking, skiing, golf and rodeo with the backdrop of Casper Mountain. 


The mountains are part of the view from the mansion, which includes a dining room with 25-foot ceilings and room for up to 100 guests, and a catering kitchen, according to the listing. There’s also a private office and conference room for around 10 workers,  a 1,750-square-foot garage and a five-bedroom guest house.

Other amenities include a 4,000-square-foot conservatory, an elevator, a children’s playroom with a built-in stage and a primary bedroom suite with a fireplace and dual dressing rooms, the listing said.

There’s a lake on the property with a private, landscaped island accessed by a walkway. The  grounds also include a gazebo and waterfalls.


“Aside from the pristine property that incorporates endless amenities, the state of Wyoming has no corporate or personal state income tax, is a legacy and inheritance tax friendly state, and provides the ability to establish a Dynasty Trust,” Mr. Grassell said, referring to long-term trusts that can shield assets from transfer taxes when they are passed onto the next generation. 

The property also offers proximity, with shopping and dining available in Casper, about 13 minutes away, and Denver within a four-hour drive. 

Mansion Global could not determine how much the home last sold for. The seller was not available for comment.
