Location: Big Sky, Montana

Price: $9.5 million

This 47-acre property in Big Sky’s Greathorn Ranch neighborhood offers open mountain views, proximity to Yellowstone National Park and 800 feet of frontage on a tributary of the Gallatin River, which is known for its great fly fishing.

“Having that much river frontage allows them to have what we call a private little fish camp,” said listing agent John Bauchman, of the Big Sky Real Estate Co.

The tributary, which is known as the South Fork of the West Fork of the Gallatin River, flows adjacent to Big Sky’s Town Center.

The property has 800 feet of frontage on a tributary of the Gallatin River, which is known for its great fly fishing.

The owners are a Connecticut couple who had a 4-acre tract with a creek running through their backyard, Mr. Bauchman said. “They came regularly to Big Sky and loved both the summers and the winters and the skiing.”

With a brother, they bought a 160-acre tract that they divided into five smaller parcels.

One of the things that was attractive to this couple is that they’re five minutes from the Town Center, yet they’re on a large tract of land with complete privacy, Mr. Bauchman said. “They can look down and see the lights of the town center at night.”

They are close to “all of the amenities, the shopping, the restaurants,” he said. It’s a short drive to Yellowstone Park and the ski resorts.

The three-level house was built in 2019. It offers 270-degree panoramic views of Lone Peak, Spanish Peaks, Gallatin Range and Pioneer Mountain, according to the listing.

“This is a traditional-style house,” Mr. Bauchman said. “It’s not really contemporary and not really rustic. It’s kind of East meets West, and that was this couple’s theme in coming to Big Sky.”

The interior is like their Connecticut home, while the outside is “more mountainy,” he said.

Design details include an open floor plan, cathedral and tray ceilings, walls of windows to take in the views, in-floor radiant heat and hardwood floors. The kitchen has a butler’s pantry, a breakfast seating area and a large marble island with a sink.

The covered deck has a wood-burning fireplace and open mountain views.

Amenities

Along with the 800 feet of river frontage, amenities include a three-car garage, a hot tub, multiple stone fireplaces, a covered outdoor deck with a wood-burning fireplace, and two home offices, one of which has a bar.

There is lots of wildlife on the property, including a large herd of elk, black bears, coyote and deer, Mr. Bauchman said. “It’s kind of like being in Yellowstone.”

Neighborhood Notes

The Greathorn Ranch community, which has just 12 lots, allows property owners to build a primary and secondary residence as well as a horse facility or an equipment/toy barn, Mr. Bauchman said.

The smallest lot is 10 acres and the largest is 160 acres, he said. Only three of the lots have river frontage.
